1. Definitions
In these Terms and Conditions:
- "doksuilis", "we", "us", "our" refers to doksuilis, located at 29/1 Thanalai Road, Wiang, Mueang Chiang Rai, Chiang Rai 57000, Thailand.
- "Resident" refers to any individual who takes up residence at doksuilis under a residency agreement.
- "Family Representative" refers to a family member or authorised person who enters into a residency agreement on behalf of or alongside a Resident.
- "Services" refers to the accommodation, meals, housekeeping, and personal support services provided by doksuilis as described in the chosen room option.
- "Agreement" refers to the residency agreement entered into between doksuilis and the Resident (and/or Family Representative).
2. Acceptance of These Terms
By submitting an enquiry through our website, entering into a residency agreement, or making payment for our services, you confirm that you have read and agreed to these Terms and Conditions. These Terms apply to all enquiries, agreements, and ongoing residency arrangements at doksuilis.
Our services are intended for adults aged 18 and over. Residents are typically individuals in their senior years. Family Representatives must be at least 18 years of age.
3. Service Description
doksuilis is a non-medical retirement boarding house. We provide residential accommodation, daily meals, housekeeping, and personal non-medical support in a household setting. We do not provide:
- Medical treatment, nursing care, or clinical monitoring
- Pharmaceutical management
- Specialist dementia care or intensive personal care
Residents and families are responsible for arranging any medical care independently. We are happy to assist with transport to medical appointments as part of the Full Residence Package personal assistance service.
4. Room Options and Pricing
We offer three room options, each with a fixed monthly fee as described on our website and solutions page. All monthly fees are quoted in Thai Baht (฿) and are inclusive of accommodation, meals, and housekeeping as described for each option. Pricing is subject to review, and any changes will be communicated to current residents with a minimum of 60 days' written notice.
Personal expenses — including medications, personal outings, clothing, and other individual purchases — are not included in the monthly fee and are the responsibility of the Resident.
5. Payment Terms
Monthly fees are payable in advance on or before the first day of each calendar month. A deposit equivalent to one month's fee is required prior to or at the time of move-in and is held against the final month's payment or any outstanding costs at the time of departure.
Payment may be made by bank transfer to the account details provided in the residency agreement. Receipts are issued on request.
6. Residency Commencement and Process
Residency begins once a signed agreement has been received and the deposit has been confirmed. We encourage prospective residents and their families to visit the property before signing. The following steps apply:
- Initial enquiry and visit to the property
- Discussion of appropriate room option and availability
- Signing of residency agreement and payment of deposit
- Agreed move-in date and welcome introduction to the household
7. Resident Responsibilities
Residents are asked to:
- Behave with consideration for other residents and staff
- Inform staff of any changes to health circumstances that may affect their care arrangements
- Respect shared spaces and the property's garden and furnishings
- Not bring items into the property that would reasonably cause disturbance to others
- Ensure that visiting family members and guests conduct themselves appropriately
8. Intellectual Property
All content on our website — including text, photographs, design, and branding — is the property of doksuilis and may not be reproduced or distributed without written permission. Residents retain ownership of any personal items brought to the property.
9. Termination of Residency
Either party may terminate the residency arrangement with a minimum of 30 days' written notice. Where a Resident's care needs change significantly beyond what doksuilis is equipped to provide, we will communicate this to the family and work to support a smooth transition to a more appropriate setting. In cases of serious breach of these terms or behaviour posing a risk to others, we reserve the right to request departure with shorter notice.
Upon termination, any outstanding monthly fees are payable. The deposit will be returned within 14 days of departure, less any sums owed.
10. Disclaimer
doksuilis provides a residential household environment and is not a licensed medical facility. We make no representations regarding the improvement of any health condition. Residents and families are responsible for independent medical management. Our services are provided in good faith and with genuine care, but cannot substitute for clinical treatment where that is required.
11. Limitation of Liability
To the extent permitted by Thai law, doksuilis's liability in relation to any residency arrangement is limited to the monthly fee paid for the relevant period. We are not liable for indirect or consequential loss arising from the provision of our services. Nothing in these terms limits liability for death or personal injury caused by our negligence.
12. Force Majeure
We are not in breach of these terms where our performance is prevented or delayed by circumstances beyond our reasonable control, including natural disasters, government orders, or public health emergencies. We will communicate promptly with families in such circumstances.
13. Governing Law and Jurisdiction
These Terms are governed by the laws of Thailand. Any dispute arising from these Terms or a residency arrangement shall be subject to the jurisdiction of the courts of Chiang Rai Province. We encourage informal resolution of any concerns through direct conversation before pursuing formal dispute resolution.
14. General
If any provision of these Terms is found to be unenforceable, the remaining provisions will continue in full effect. These Terms constitute the entire agreement between the parties regarding access to and use of our website and services, supplemented by the individual residency agreement. We may update these Terms from time to time, with notice provided to current residents in writing.
